Application Process

We have a non-refundable application fee of $50.00 per adult applicant. Personal checks, cash or money orders are accepted for the application fee, or you can use Pay Pal if you use our on-line application.  For each application processed, Jericho Properties will run a credit check, background check, verify employment and income, as well as obtain a rental reference(s) for your current and past landlord of up to the last two years.

The applicants must be 21 years of age, have no outstanding collections or judgments, and have a combined income of two times the monthly rent to qualify for the property to be leased. No evictions and no felonies.  Minimum credit scores required vary by property.  A complete application is necessary from each adult who intends to reside at the property.  We cannot process incomplete applications.  Each adult over 18 living in the property must be listed on the lease agreement and must complete a background check.    

Processing of properly completed applications normally takes 1-2 working days.  However, the application will be processed as quickly as possible [the more complete the application, the faster it can be processed] and you will then be contacted.  If your application is approved, you will have 24 hours to submit a security deposit and sign a lease.  If the property rents before your application is processed, the application fee will be refunded, or you may transfer your application to another of our available properties.  

Most rental agreements begin with a 12 month lease. If dogs are permitted, an additional deposit and/or monthly pet rent will be required.  The security deposit and the first month's rent must be paid in the form of certified funds [cashiers check or money] order prior to occupancy.  In addition, there is an Administrative Lease Preparation Fee of $50.00 due at the time of lease signing.  

Smoking and Marijuana are not permitted in any of our rental homes. CATS are not permitted in our managed properties.

RESIDENTS ARE NOT PERMITTED TO GROW OR CULTIVATE ANY MARIJUANA PLANTS ON THE PREMISES UNDER ANY CIRCUMSTANCES.  

Property showings are by appointment, Monday - Friday 9:00 - 4:00.
