When is the Rent Due Each Month?

Rent is due on the first of each month.  If rent is not paid by 11:59 on the day it is due, rent is late and must be paid in certified funds.    Late charges will apply starting the ninth(9th) of each month. Late charges are 5% of the unpaid monthly rent. Depositing the rent payment in the mail by the 1stis not considered timely payment.  Post dated checks are not accepted.  Postal delays and delays due to holidays or weekends are the Resident's responsibility.

How can I pay my rent?

You may mail your rent check or money order to 902 Wadsworth Blvd., Lakewood, CO. 80214, or you can drop it by the office anytime. We do have a mail slot for after hour payments located to the left of our front door. All rents must be paid in the form of personal check, cashiers check or money order. WE CANNOT ACCEPT CASH in the office

We do offer an Automatic Payment Option through ACH [Automated Clearing House] which takes the payment out of your personal bank account on the 3rd of each month.  A form can be found under Important Tenant Forms.

Are Pets Allowed, and If So, What Else Do I Need to Know?

Some properties will allow a small dog under 30 pounds with an additional $300 refundable pet deposit. Some also require Pet Rent.  Please ask for restrictions on specific properties.

The following breeds are not permitted: St. Bernard, Mastiff, Doberman Pinscher, Bull Mastiff, Rottweiler, Alaskan Malamute, Chow Chow, Akita, Siberian Husky, Dalmatian, American Staffordshire Terrier, Staffordshire Bull Terrier (Pit Bull), American Bull Terrier, German Shepherd, Rhodesian, Shar Pei, Giant Schnauzer, Great Dane, Presa Canario, Wolf Hybrid.

NO CATS ARE PERMITTED.

Do I Need Renter's Insurance?

Renter's insurance is not required on most of our properties, but is highly recommended. Some owners do require renters insurance.  The owner's policy only covers the dwelling, not the tenant's personal belongings, medical, or liability insurance. For this reason, it would be a great idea to obtain renter's insurance upon moving in. Contact your insurance agent for more information.

What Do I Do If I have a Maintenance Issue?

Always call our office first to inform us of the issue and we will contact our vendors to address the issue. Per your lease, all maintenance requests must be in writing.  You may submit a work order on this website.  Please go TENANTS-IMPORTANT FORMS and click on Property Meld Work Order.   This will guide you through the process.  We do have a 24 hour answering service for maintenance emergencies. For true emergencies, please call 911, or one of the other numbers listed on your Emergency Contact List you receive upon lease signing.

How Do I Schedule a Showing?

To set up a showing, we ask that you first drive by the property to verify that it will suit your needs, and then you can call our office at 303-234-0546 to schedule a convenient time. Showings are scheduled Mondays-Fridays 9:00-4:30.  In the case of a vacant property, we can usually schedule a showing the same day.  If a property is occupied, we must give the current tenant at least 24 hours notice of any scheduled showing.   Once a showing appointment is scheduled the perspective tenant must confirm the appointment 1 hour prior to the set time.  In addition, a valid photo identification must be emailed to jericho.properties@gmail.com.   Jericho Properties in not located on site and requires a  confirmation prior to driving out to any showing site.

I Want to Move ASAP! How Long Does it Take to Process an Application?

It generally takes 24 - 48 hours to process an application, however, this is highly dependent upon how quickly we can verify your employment/income and obtain a landlord reference from the numbers you provide us. In order to speed up the process, it would be helpful for you to contact your employer and landlord beforehand to let them know we will be calling and make sure the phone numbers you provide are accurate. In some cases, it may help to provide recent pay stubs to verify income.  If your application is approved, you will have 24 hours to submit a security deposit, administrative lease preparation fee and sign a lease.  If the property rents before your application is processed, the application fee will be refunded, or you may transfer your application to another or our available properties.

I Found the Perfect Property! How Do I Apply?

You can fill out an application by downloading it from our website (Tenants - Application Process). You can mail to or drop it off at 902 Wadsworth Blvd.  Lakewood, CO 80214. You can also fax it to 303-234-0547 or apply online at our website by selecting the property under the Rentals tab and clicking "Apply Now." There is a $50 application fee per adult applicant.  Applications will not be processed until the application fee is paid and all adult applicants have submitted a complete application.

What are the Qualifications I Must Meet to Lease a Property?

For all of our properties, we verify employment, a combined gross monthly income of three times the rental amount, obtain a landlord reference (if you have one), and run a background check. We also run a credit check looking for satisfactory credit in the past two years (no outstanding judgements). Misdemeanors or Felonies within the last 5 years regarding  Violent Crimes or drugs will be denied.  You cannot be owing any past property owner any money or previously been evicted. We also ask that all applicants be at least 21 years of age. Each adult must complete an application and be on the lease and live at the property.

Please note, we do abide by Fair Housing Laws.

What is the SMOKING POLICY?

What is the initial lease term and signing procedures?

Most agreements begin with a 12 month lease.  If pets are allowed, an additional deposit will be required.  The security deposit and first month's rent must be paid in the form of a cashiers check or money order prior to occupancy.   A lease tutorial is required to be viewed prior to the lease signing to familiarize yourself with the lease terms and company policies.  In addition, there is an Administrative Lease Preparation Fee of $100.00 which is due at the time of lease signing.
